Rental property as an outright gift
Rental properties such as condos, apartments, single-family homes, office buildings, shopping plazas and other real property assets may be given as outright gifts at any time or as a bequest through a will or living trust. You would receive a current charitable tax deduction for an outright gift of an asset. A gift of an asset made as a bequest to the Museum would result in the asset value being removed from the estate, eliminating any potential estate tax on that asset.
Rental property as a gift with income Rental property such as condos, apartments, single-family homes, office buildings, shopping plazas and other real property assets may be given to a charitable remainder unitrust and all of the capital gains tax on the appreciated value may be bypassed. This is a great way to set up an income stream, save on taxes, eliminate property management headaches and make a significant gift that would benefit the San Diego Natural History Museum in the future. |
